- Describes the individual owners’ property lines, unit sizes, proportionate interest values, common elements, and basic size/scope of the community.
- Describes the Builders’ (Declarant) responsibilities before turning over control to Owners/HOA.
- Provides guidance on how the Board should be created and function with mention of the need and use of the “Bylaws”.
- Describes the Owner’s rights and restrictions on the sale, transfer, maintenance, and occupancy of each unit.

- Describes creation of the Board, membership term, officer status, rules of conduct and meeting requirements and reporting requirements.
- Establishes rules for majority, voting, Owner’s rights and responsibilities.
- Outlines Owners responsibility for common expenses, dues, assessments, delinquencies.
- Establishes how the overall use and maintenance of the property should be conducted and what items may be done or are prohibited by Owners/Residents.
- Provides guidance reading insurance and Owners’ rights/responsibilities.
- Defines rules for the maintenance of books and records and Owners’ right of inspection.
